What is an attefall house?

An accessory building is a dwelling that can be built without a building permit. It can be used either as a secondary residence or as a secondary building. If it serves as a secondary residence, it can be used as an extra room or as a permanent residence to be rented out all year round. If it serves as an additional building, it can be used as a garage, greenhouse, guest house, storage room, boathouse or sauna.

At Attefallshusia, we sell attefall houses that are designed to serve as complementary housing.

How big can an attefall house be?

The maximum size of an attefall house is 30 square meters. If you want to build several attefall houses on the same plot, the total area may not exceed 30 square meters.

How long does it take to build an attefall house?

A simple rule of thumb is that it takes about 1 year to build an attefall house. This rule of thumb applies whether you build the house yourself or hire a contractor. Much of this time is spent on construction time and land preparation.

How do you build an attefall house?

If you order a turnkey attefall house, we will build the entire attefall house for you and help you ensure that the attefall house meets all requirements and regulations. The process can be summarized in five steps.

1. Adaptation

Customize the floor plan of the attefall house according to your wishes. You do this in consultation with us.

2. Starting message

The application for a starting permit is submitted to the building authority in your municipality. The processing time can vary from a few weeks to a few months.

3. Production

We at Attefallshusia start producing the attefallshus in our production. At the same time, we prepare the land where the house will be built.

4. Delivery

We deliver and install the house for you.

5. Final inspection

Finally, the house is inspected to ensure that it meets all requirements and regulations.

How much does an attefall house cost?

The cost of an attefall house varies depending on the model and size. It also depends on whether you want to build the house yourself or order a turnkey contract. At Attefallshusia, we have many models and sizes of attefall houses. All our models can be adapted to your wishes.

All our attefall houses are available in three different stages, depending on how much work you want to do yourself:

From lowest to highest price

Climate shell: for those who want to do most of the work themselves. The exterior work is done and the interior work remains. Price: about 400 000 SEK

Turnkey: This is a ready-to-move-in house, where both the interior and exterior work is completed. Price: about 600 000 SEK

Turnkey contract: A ready-to-move-in house is delivered, while we at Attefallshusia take responsibility for preparing the land on the plot, as well as other practical details. Price: about 800 000 SEK

How much does a building notification for an attefall house cost?

The municipality charges a fee for the starting notice and final notice for your application for an attefallshus . The fee varies between municipalities. Contact your municipality to get an exact price.

What applies to attefall houses?

It can be confusing to know what rules apply to second homes. At Attefallshusia, we can advise you on how to build your dream home. Here we have compiled some of the most important rules that apply to attefallshus:

  • May be a maximum of 30 square meters
  • Can be built without planning permission
  • A start notice from the building authority is required
  • Special rules apply if you live close to a beach/public road/railway/shooting range.
  • Permission from neighbors is required if the house is built closer than 4.5 m from the property line
  • If the dwelling is to serve as a secondary residence, it needs to be furnished as a permanent residence.

Does Attefallshusia sell attefallshus with a loft?

All our models have a flexible floor plan that can be adapted to your wishes. Therefore, you can always get an attefall house with a loft.

Why is it called "attefallshus"?

Attefallshus is named after the former Minister of Housing, Stefan Attefall, who was in government when the attefallshus reform was introduced in 2014. He was in government when the attefallshus reform was introduced in 2014. Similarly, Friggeboden was named after the then Minister Birgit Friggebo.

How many detached houses can be built?

The total area of all attefall houses on a plot is 30 square meters. Otherwise, there is no general rule on how many attefall houses you can have on a plot.

How high can an attefall house be?

The maximum height of an accessory building is 4.0 m from the ground to the roof ridge.

How big can you build an attached house without planning permission?

Yes, it is. As a rule, no building permit is required to build an attefallshus. However, you do need to report the attefallshuset to the Byggnadsnämnden and get a start notice before you start building.

Special rules may apply if you live on a plot of land that is located:

-Near the protected beach area

-Near public road

-Near the railway

-Close to military firing range

-belongs to an area of particular value

If you live within 100 m of a sea, lake or watercourse, you need a permit from the Environmental Code to build an attefall house. If you live near a public road or railway, there may be special rules. To find out what applies to your particular plot, it is easiest to contact the building committee in your municipality.

If you live in a particularly valuable area, you may not be allowed to build an attefall house at all, whether it is to be used as an additional dwelling or as an additional building (e.g. detached house).

How close to the main building can you build an accessory building?

There is no limit on how close to the main house you can build an accessory building. However, due to fire reasons , different rules apply depending on how close the house is to the main residence.

If the house is placed closer than 4.5 m to the border with the neighbor, you need the neighbor's permission to build an attefall house.
