Appalachian supplies an extensive range of kit home packages. In addition to our standard designs, Appalachian offers a customer design service using a 3D Object Modelling CAD System which allows a rendered image of your new home. Our standard designs can be modified and will attract a design fee.

 

Purchase Procedures – Standard Kit


  1. Client discusses plans and budget for future dwelling with a representative of Appalachian.
  2. Appalachian prepares a +/- 5% estimate.
  3. Client accepts quotation in writing and pays a 10% deposit and signs an agreement to prepare plans. This deposit is non refundable but is included in the contract price.
  4. Appalachian prepares plans.
  5. Client approves plans
  6. The client then signs contracts which are valid for 3 months. Appalachian forwards the client plans, elevations, sections and specifications required for council submission. Additional plans required by councils will attract additional fees.
  7. Council approval is received.
  8. Client notifies Appalachian Log Homes in writing of desired delivery date (within contracted 3 months), and forwards a detailed map of access to the site for delivery instructions.
  9. Appalachian Log Home advises client of delivery date.
  10. Client pays remaining balance at least seven days prior to delivery date into trust account or has a bank cheque ready for COD. Timber will not be unloaded from truck until payment is received.
  11. Appalachian Log Homes delivers stage 1 materials to client’s site.
  12. Client notifies Appalachian Log Homes of the roofing iron lengths required at least five working days prior to roofing delivery, and pays final progress payment.
  13. Appalachian Log Homes delivers stage 2 materials.

Appalachian reserves the right to alter these procedures at any time.

Lock-Up Package Inclusions


  • Cypress bearers and joists for first floor platform and verandahs/decks if applicable.
  • Cypress Engineered Log System or Engineered Half – Log Panel system, or Optional Insulated Engineered Log System for external walls. All engineered logs are precut to length, mortise and tenons cut, holes drilled for through bolts and electrical wiring, and grooves cut for window installation. All sealant tape and sealant pads for butt joins included. For the Half-Log system wall panels with exterior cladding are prefabricated with bracing and foil sarking installed.
  • UPVC Tilt and Turn windows and doors in Golden Oak foils with 24mm Double Glazing. Treated pine installation Rough bucks and external rebated cypress architraves for windows in log walls and plain dressed external window architraves for those windows in gable or dormer frames.
  • Structural panel flooring to lower floor area (T&G flooring not included) and wet area panel flooring for wet areas. Upper floor wet areas include T&G flooring which must be overlaid with fibre-cement sheeting (not included) before tiling.
  • 85mm pencil round cypress pine decking to verandahs and decks (note that NSW bushfire prone areas must use a hardwood decking and framing which is not included).
  • 85mm Cypress kiln dried tongue and groove structural platform floor to all upper floor areas, not considered to be an exposed feature floor. This floor forms the ceiling lining and is normally covered with carpet to reduce sound transmission.
  • Cypress internal wall, gable and dormer frames, to be cut and assembled on site by your carpenter.
  • Laminated oregon or cypress first floor beams if two storey. Cypress or oregon deep joists for second storey floor including solid blocking throughout.
  • Cypress (if available) or oregon stair stringers and laminated cypress stair tread material for internal stairs only.
  • Cypress external shiplap or rusticated weatherboard cladding for gables and dormers (including sarking).
  • Cypress, (Oregon used on selected designs), ridge board, ceiling rafters. collar ties and outriggers.
  • Cypress, (spotted gum used on selected designs), barge rafters and fascia.
  • Cypress 125mm x 125mm square verandah posts (natural round posts also available for additional cost, note the bark will still be attached and must be removed by removed).
  • Cypress 85mm unseasoned tongue and groove ceiling lining excluding verandahs.
  • Cypress or treated pine 75×50 roof battens (can be turned on edge for thicker roof insulation).
  • Fire retardant sarking for gables/dormers and 50mm building blanket insulation with foil attached for the main roof.
  • Corrugated colorbond roofing, gutters, flashing and trims. (downpipes not included)
  • Hardware such as cyclone rods and trip-l-grips (excluding special wind category & tiedown hardware). Nails are not supplied.
  • Construction detail sheets.

Lock-Up Package Does NOT Include


  • Material or hardware for foundations.
  • Material or hardware for curtain walls to enclose subfloors or for concrete slabs for carports or garages
  • Clearing of land, excavations, driveway or access construction.
  • Council fees. LSL or Builders Warranty insurance fees.
  • Electrical/Gas wiring, fittings or appliances and services thereto.
  • Plumbing fittings, any water systems, fittings and services thereto.
  • Fly screens for windows or doors.
  • Material for external stairs, landings, hand-railing or balustrading to stairs and decks.
  • Any internal finishings including; P.C. items, tiling, appliances and cupboards.
  • Interior stud wall cladding, internal doors or internal trims, or hand-railing & balustrading to stairs or lofts
  •  Fireplaces, heating or cooling services.
  • Light fittings, fans, floor coverings or furnishings.
  • Internal or external paint.
  • Delivery or off-loading at site.
  • Engineer’s details for site specific issues

Payment Schedules


When signing contracts with Appalachian Log Homes or Constructions the payment schedule is reviewed and outlined in the Agreement. As a general guide the following payments are required –

Kit Progress Payments:

  • 10% of contract price as deposit
  • 85% of contract price on delivery of stage 1 materials.
  • 5% of contract price one week prior to delivery of stage 2 materials (final delivery).

Payment Advice


All payments must be made in the form of a Bank Cheque, Direct Transfer or Cash. Personal cheques are not accepted. Materials will not be delivered without payment. These payment schedules can vary depending on size and complexity of the contract.
